Information Needed At Your Application


RESIDENTIAL MORTGAGE LOAN

VERIFICATION OF INCOME
  • W-2's for the most recent two (2) years and pay stubs for the most recent thirty (30) days
  • Most recent two (2) years tax returns, include all schedules, if commissioned sales person please provide three (3) years tax returns including all schedules
  • If self-employed, please provide the most recent two (2) years personal tax returns include all schedules, the most recent two (2) years business tax returns including all schedules and year to date income statement and balance sheet
  • If you have rental income, please include copies of all leases
  • Proof of retirement income, pensions, social security and other income
    VERIFICATION OF LIQUID ASSETS
  • Copies of the most recent two (2) months bank statements for all accounts, if statements are provided quarterly please provide the statement for the most recent quarter. Include all pages for each statement.
  • C D and I R A verification can be accomplished by providing a copy of your statement of account or by having your deposit institution provide a letter on their letterhead listing your C D's and I R A's their account numbers and present value
  • Stock Market or Annuity Investment verification can be accomplished by providing the most recent three (3) months statements or the most recent quarterly statement if applicable. Otherwise, the account numbers, address, telephone number and contact person for the fund holder will be needed
    LANDLORD VERIFICATION
  • If you are presently renting, please provide us with your landlord's name, address and telephone number.
    SALE OF CURRENT RESIDENCE
  • If your current home is pending sale, please provide us with a copy of the listing agreement with your real estate broker and/or a copy of the properly executed Agreement for Sale and Purchase
  • If you have sold your home within the past year, please provide us with a copy of the Settlement/Closing Statement (HUD-1).
  • We will also need a copy of the bank statement showing where the proceeds were deposited or a copy of the proceeds check or a copy of the deposit ticket used to deposit the proceeds
    HOMEOWNERS INSURANCE COVERAGE
  • Prior to your loan closing date (5 business days) you will need to provide proof of homeowner's insurance coverage on the property you will be purchasing and a receipt for proof of payment of the first years coverage. We will not close your loan without this coverage.

CONSTRUCTION MORTGAGE LOAN

  • If you are going to construct a new home, please provide us with the Construction Contract between you and your builder. Also, provide us with your builder's name, address and telephone number.
  • Also, we will need a copy of the plans, specifications and cost breakdown for your new home.
  • If you are purchasing your building site from your builder, please provide us with the contract for sale of said site or if was included in the Construction Contract, a full legal description of the site will be required.
  • If you own your building site or are in the process of buying it, please provide the name of the lender who holds the loan and a copy of the deed

REFINANCE TRANSACTION

  • If this is a refinance transaction, please provide a copy of the deed, existing title insurance policy, most recent survey and homeowner's insurance.
